Common questions

Do I need to be RERA registered to list?

Yes. We only feature RERA-registered developers — that's our trust moat with buyers. Your registration must be verifiable on the relevant state RERA portal. We verify before activating any tier.

How are buyer inquiries delivered to me?

An instant WhatsApp message arrives at your registered number when a buyer fills the inquire form on your profile. Silver gets capped lead alerts, Gold and Platinum get unlimited. Email backup also sent.

Can I cancel or downgrade?

You commit to your chosen term — 3 months, 6 months, or annual — and the plan auto-renews at term-end unless cancelled. Cancel renewal anytime before the renewal date and your plan stays active until the term ends. Refunds for unused time are not standard but we handle exceptions case-by-case. Downgrading mid-term is free and takes effect at the next renewal.

How do I upload project photos and locations?

After your tier is activated, you'll get admin login credentials. The Edit Developer panel supports drag-and-drop image upload (Cloudinary CDN, 10MB max), latitude/longitude for precise map pins, and rich project metadata.

What if I'm not on your seed list yet?

Send your RERA registration number to 9625744005 via WhatsApp. We verify within 48 hours and onboard you on whichever tier you choose. New developers can start at Silver, Gold, or Platinum.

Is LandSathi a broker?

No. LandSathi is a listing aggregation and intelligence platform. We connect buyers with property owners and verified partners. We do not charge buyers any fee. Some transactions may involve our team in an advisory capacity — this is always disclosed upfront.

What does the "Verified" badge mean?

It means our team has reviewed the basic listing documentation — title document, survey number, and partner credentials. It is NOT a guarantee of clear title or encumbrance-free status. We strongly recommend independent legal opinion before any transaction.

Why do I need to register to see owner details?

Two reasons. First, owners value qualified enquiries — knowing a buyer's basic intent reduces wasted calls. Second, it protects partners from spam and competitor scraping. Registration is free and one-time — every future enquiry opens instantly.

Do you charge buyers any commission?

No. Buyer access is completely free. Our revenue comes from partner subscriptions and one-time owner listing fees.

What if I find a listing with wrong information?

Email us at contact@landsathi.com with the listing URL and the issue. We investigate every report within 48 hours and remove or correct as needed. Repeat violations result in partner account termination.

Can I get help with legal due diligence?

Yes. We can connect you with empanelled legal partners for title verification, encumbrance checks, mutation status, and registration coordination. Fees are transparent and paid directly to the legal partner — we don't take a cut.

Is my data safe?

Yes. Your contact details are shared only with the listing owner you choose to connect with. We do not sell data, do not run third-party ads, and comply with India's DPDP Act 2023. See our Privacy Policy.

This Privacy Policy explains how LandSathi (operated by Acre Group) collects, uses, and protects your personal information when you use our platform at landsathi.com.

1. Information We Collect

When you use LandSathi, we may collect: your name, mobile number, email, location, property preferences (budget, asset class, location of interest), and the listings you view or enquire about. Partners and property owners additionally provide identity proofs, property documentation, and bank details for payouts.

2. How We Use Your Information

We use your information to: (a) connect interested buyers with property owners or partners; (b) send relevant listing updates via WhatsApp, SMS, or email; (c) verify the legitimacy of partner accounts; (d) improve the platform; and (e) comply with legal obligations under Indian law.

3. Sharing Your Information

When you reveal owner details, your name and mobile number are shared with the property owner or listing partner. We do not sell your data to third parties. We may share aggregated, non-identifying analytics with partners.

4. Data Security

Your data is stored on encrypted infrastructure (Supabase / AWS). We use industry-standard encryption in transit (HTTPS) and at rest. We restrict access to authorized personnel only.

5. Your Rights Under DPDP Act 2023

Under India's Digital Personal Data Protection Act, you have the right to: (a) access the data we hold about you; (b) correct inaccurate data; (c) request deletion; (d) withdraw consent; (e) lodge a grievance with the Data Protection Board of India. To exercise any of these rights, email privacy@landsathi.com or visit our Data Deletion page.

6. Cookies and Tracking

We use minimal cookies and browser local storage to keep you logged in and remember preferences. We do not use third-party advertising or tracking cookies.

7. Children

LandSathi is not intended for users under 18. We do not knowingly collect data from minors.

8. Changes to This Policy

We may update this policy from time to time. Material changes will be communicated via email or platform notification.

Terms of Use

By accessing or using LandSathi, you agree to these Terms. If you don't agree, please do not use the platform.

1. Platform Role

LandSathi is a listing aggregation and intelligence platform. We connect buyers with property owners and verified partners. We are not a party to any transaction between buyer and seller, and do not act as a broker for any specific deal unless explicitly stated.

2. Listing Accuracy

While we review listings before approval, we do not guarantee the accuracy, completeness, or current availability of every listing. Buyers must conduct independent due diligence (legal, physical, financial) before any transaction.

3. Verification

The "Verified" badge indicates our team has reviewed the listing's basic documentation. It is NOT a guarantee of clear title, encumbrance-free status, or any specific quality. Buyers must obtain independent legal opinion before transacting.

4. Partner Obligations

Partners listing on LandSathi warrant that: (a) they have the legal authority to list the property; (b) all information provided is accurate; (c) they will not engage in fraudulent or misleading practices; (d) they will respond to buyer enquiries promptly and professionally.

5. Fees

Buyers use LandSathi free of charge. Partners pay listing fees as published on our pricing page. Fees are non-refundable except as specified in our Refund Policy.

6. Prohibited Uses

You may not: post fake listings, scrape data, attempt unauthorized access, harass other users, or use the platform for any unlawful purpose. Violations result in account termination.

7. Limitation of Liability

LandSathi is not liable for losses arising from transactions between buyers and sellers, inaccuracies in listings, or any disputes between users. Our maximum liability is capped at the fees paid by you in the preceding 12 months.

8. Governing Law

These Terms are governed by Indian law. Disputes will be resolved exclusively in the courts of Gurugram, Haryana.

Refund Policy

Owner Listing Fee (₹499 one-time)

The ₹499 listing fee is fully refundable within 7 days of payment if your listing has not been approved or made live. Once your listing is approved and visible on the platform, the fee is non-refundable.

Broker / Partner Subscription

Monthly subscription fees are non-refundable. You may cancel anytime, in which case your access continues till the end of the paid billing period and is not extended thereafter.

Refund Process

Eligible refunds are processed to the original payment source within 7-10 business days. Email billing@landsathi.com with your registered mobile number and transaction reference to initiate.

Disputes

If you have a billing dispute we cannot resolve via email, you may approach your bank for a chargeback or escalate via grievance@landsathi.com.

Data Deletion Request

Your right under DPDP Act 2023

You have the right to request deletion of your personal data from LandSathi at any time.

How to Request Deletion

Email us at privacy@landsathi.com from your registered email address with the subject line "Data Deletion Request". Include your registered mobile number and the email address used for your account.

What Happens Next

Within 7 business days, we will: (a) verify your identity, (b) confirm receipt of your request, and (c) complete deletion within 30 days. We may retain certain information required for legal compliance (e.g., GST records for 8 years) — this will be specified in our response.

What Will Be Deleted

Your account, profile, contact details, saved searches, lead history, and any uploaded photos will be permanently deleted. Listings you posted will be reviewed — they may be retained (anonymized) if they have active buyer enquiries that would otherwise be orphaned.
